Are your apartments smoke-free?

Yes, all of our units are smoke-free.

What is your pet policy?

We are a pet-friendly community. Pets do require a $350 pet deposit, and the pet fee is $35 per pet. There is a max of 2 pets in the apartments.

Is parking available on-site?

Parking is decaled and available on-site. There is one parking decal per leased resident.

Is renter’s insurance required?

Renter’s insurance is required with a minimum of $100,000 of liability coverage. If you don’t have a provider, our office also can provide a renter’s insurance policy.

Are your apartments furnished?

We have the ability to furnish units! They are about $250-$350 more per month.

What if I have a maintenance emergency?

If you have a maintenance emergency, submit a request through AppFolio. You can also call our direct line. During after-hours, there is an answering service that can dispatch our maintenance technicians for emergencies.

What is included with my monthly installment payments?

Only the rent is covered in your monthly payment. Utilities are billed monthly as well but not included in the rent.

How many bedrooms are in each apartment?

We are able to offer one-bedroom units and two-bedroom floor plans.

What appliances come with the apartments?

Each unit includes a stove, microwave, oven, and dishwasher. Washer and dryer units are available in some units.

Are utilities included?

Utilities are billed to the resident. Power is provided by Xcel Energy, and the service will be in the resident’s name. Water, sewage, and waste removal are also billed monthly.

Should I rent an apartment during COVID? What is your COVID policy?

Yes, our units are available during the COVID pandemic. Masks are required for all on-site showings. We comply with Colorado masking rules.

What is the average rent for a one-bedroom apartment?

The average monthly rent for our one-bedroom units is $1,550.

Do you have on-site management?

Unfortunately, we do not have on-site property management for this location, but the management team is still easily accessible by phone and online.

Do you offer flexible lease terms?

We offer 10-month leases at a minimum and 15-month leases at maximum.

What is needed to qualify for an apartment?

We will require two months’ worth of paystubs or an offer letter, as well as a valid government-issued ID.

Is there a security deposit?

Yes, a security deposit will be required upfront, and it starts at $600.

Is there an application fee?

Yes, there will be a $75 application fee.

Can I take an apartment tour?

Yes, we would absolutely love to give you a tour of our units and the property. As a safety precaution, we do ask that you comply with Colorado masking rules while on-site.

Are there income restrictions?

We require our Highland Park Apartments applicants make three times the rent.
